Vertiv Liebert DSE Cooling Financing
Finance a Vertiv Liebert DSE precision cooling system for data center applications. Structured terms for DSE unit projects. Application-only to $400k. Funding.
The Vertiv Liebert DSE is a glycol-cooled precision air conditioning system for data centers where chilled water is not available but ambient air is not sufficient for direct airside economization. The DSE uses a refrigerant-to-glycol heat exchanger and an external fluid cooler on the roof or outside the building, transferring heat from the data hall to a glycol loop that rejects it outdoors. This cooling architecture delivers precision temperature and humidity control without the complexity of a central chiller plant, making it a common choice for mid-size facilities and edge deployments where a full chilled water infrastructure is not cost-effective.
Financing a DSE system is a straightforward equipment transaction when the system falls within the $400,000 application-only threshold, and many DSE deployments at single-unit or two-unit scale do. For larger multi-unit cooling plants where the total project value is higher, we move to full financial underwriting and can structure longer terms that match the system's operational horizon.
The DSE appears frequently in enterprise data centers that are not connected to a central campus chilled water loop, and in colocation providers who have modular pod deployments where a self-contained cooling system per pod is the right architecture. We understand both operating models and structure the financing accordingly.
DSE System Architecture and Financing Considerations
The Liebert DSE is a split-system precision air conditioner in which the indoor unit conditions the data hall air and an outdoor fluid cooler rejects the heat to the outside environment. The glycol loop connecting the two components circulates through a pump module integrated into the system. Cooling capacity ranges vary by model, with the DSE series available in configurations covering from roughly 10 kW to over 150 kW per unit depending on the specific model and ambient conditions.
From a collateral standpoint, the DSE is a strong financing asset because both the indoor unit and the outdoor fluid cooler are discrete, relocatable assets. Unlike permanently integrated chilled water infrastructure, a DSE system can be moved to a new facility if the original site closes or is decommissioned. This portability supports the asset's secondary market value and gives lenders a cleaner path to collateral recovery if needed.
A DSE installation typically includes the indoor unit, the outdoor fluid cooler, the glycol piping between them, and hot and cold aisle containment to ensure that the cooled air reaches the IT equipment efficiently. The containment system improves cooling efficiency significantly and is often specified alongside a new DSE installation. We include containment in the financing package when it is part of the same project scope.
For facilities that are also deploying DCIM monitoring systems to track temperature and humidity across the data hall, those systems can often be added to the cooling infrastructure financing package, simplifying the capital event and reducing the number of vendor invoices to manage.
DSE Financing Structures
A DSE system for a mid-size data hall, including the indoor unit, fluid cooler, glycol piping, and installation, lands in a range that often qualifies for our application-only financing program. This program allows creditworthy buyers to finance on the basis of a completed credit application and three months of business bank statements, moving to a funded transaction in as little as one to two weeks without the time investment of a full financial statement underwriting.
Term length for a DSE system typically runs five to seven years. The precision cooling equipment category has a defined technology refresh cycle, and lease structures work well for buyers who want to stay current with equipment generations without the stranded asset risk of owning aging cooling equipment. An fair market value lease provides operational flexibility: at end of lease, the buyer can upgrade to a new system, renew the existing lease, or purchase the equipment at its then-current market value.
For buyers who want ownership from day one and a fixed monthly payment, an equipment loan is the straightforward alternative. The DSE's five-to-seven-year useful life aligns well with a five-year loan, leaving the buyer with a fully-owned, operational system at the end of the term without a residual or balloon.
DSE and the Broader Precision Cooling Portfolio
For facilities with a central chilled water plant, the Vertiv Liebert CRV in-row cooling unit is an alternative that uses chilled water rather than a glycol loop. The CRV delivers cooling directly adjacent to server racks, which is more efficient for very high density rows than a traditional raised-floor or overhead air distribution system. The choice between DSE and CRV depends primarily on whether the facility has chilled water available and on the rack density being cooled.
For larger facilities that need a central chilled water plant with precision cooling coils in the data hall, chilled water systems including Chillers and CRAH units represent the next tier of cooling infrastructure. We finance the full cooling chain, from individual precision units through complete chiller plants, and can structure coordinated financing when multiple cooling layers are being built simultaneously.

Data center equipment financing questions
Can I include the outdoor fluid cooler and glycol piping in the DSE financing?
Yes. The fluid cooler and piping are integral to the DSE system and can be included in the financed amount as part of the complete cooling system package. If the piping installation requires structural modifications to the building, those costs may or may not be includable depending on whether they are capitalized equipment costs or building improvement costs. We will review the project budget to determine what qualifies.
My data center is expanding. Can I finance two additional DSE units to supplement the ones already running?
Yes. Supplemental DSE units added to an existing cooling plant can be financed as a new transaction. If you previously financed DSE units through us, we already have your profile on file and can accelerate the underwriting for an expansion purchase. If the original units were purchased with cash, a new financing transaction for the expansion units is straightforward.
How does a glycol-cooled DSE system compare to a direct-water-cooled system for long-term financing purposes?
Glycol-cooled and direct-water-cooled systems are both strong financing candidates. The key difference is the operating environment: direct water cooling requires high-quality water treatment and is more susceptible to system performance issues from water quality variations, while glycol systems are more forgiving. From a financing perspective, both are treated similarly as precision cooling equipment.
Can I lease the DSE system and still take the depreciation benefit?
Under a capital lease or equipment loan, the buyer typically takes the depreciation. Under an operating lease (such as a fair market value lease), the lessor takes the depreciation and the lessee deducts the lease payments as an operating expense. The right structure depends on your tax and accounting strategy. We recommend discussing with your tax advisor to confirm which structure maximizes your tax position.
What happens if the Liebert DSE refrigerant is phased out during the financing term?
Refrigerant phase-down schedules are a real planning consideration for DX-based cooling equipment. The financial impact during the term is typically on service cost rather than equipment replacement cost, as systems using older refrigerants can continue to operate with approved substitute refrigerants or recovered original refrigerant. This is primarily a maintenance planning issue, not a financing structure issue.
